01 / MINERAL MANAGEMENT

Less paperwork.
More perspective.

You shouldn’t have to chase operators, division orders and check stubs to understand your own assets.

MineralSmart is the management arm of the OGI Minerals companies. We combine over 35 years of managing minerals with our own technology.

01

An organized foundation

We build your tract and ownership records, then reconcile them against county and operator data.

02

Active land management

Daily portfolio work includes title curative items, division order review, lease and sale offers, and lease expirations.

03

Revenue that gets checked

We audit monthly checks against the wells you should be paid on, track pay status and allocate revenue by tract for ROI reporting.

04

Experienced negotiations

Our experience, industry connections and the volume we represent inform lease and sale negotiations on your behalf.

Your portfolio, clearly reported.

Monthly reporting tailored to you, with two custom reports included in the management fee. Additional custom reports are bid as needed.

02 / MINERALS 101

There’s more to land
than the surface.

The surface estate is the land you walk on. The mineral estate holds the rights to oil, natural gas and natural gas liquids underneath. In Oklahoma, the two are often owned separately—and mineral rights can be bought and sold on their own.

01

Lease bonus

An operator pays an upfront, per-acre bonus to lease your minerals for a set term. You keep ownership; the operator receives the right to drill.

02

Royalty income

When participating wells produce, you receive your share of revenue. Oklahoma leases commonly provide royalty rates from 3/16 (18.75%) to 1/4 (25%), depending on the lease terms.

03

A future sale

Minerals can be sold in whole or in part. Development may change their value and marketability; a sale is an option, not a guaranteed outcome.

Why royalty minerals?

  • The operator bears drilling and operating costs for royalty interests.
  • Producing wells can generate recurring revenue.
  • Additional participating wells may add income.
  • You own an asset that can pass to heirs.

Taxes and applicable post-production deductions can still affect your checks. Revenue varies with production, prices and lease terms.

Why Oklahoma?

  • Deep, stacked formations and decades of drilling history.
  • Public Oklahoma Corporation Commission (OCC) filings help reveal operator activity before drilling.
  • Established spacing and pooling rules provide a framework for owners, including smaller interests.
  • OGI Minerals’ home market for acquisitions.

03 / BELOW THE SURFACE

One well can reach far beyond the pad.

Modern horizontal wells drill down, curve into the target formation and extend sideways—often one to two miles.

Surface / well pad1. Vertical wellbore2. The curve3. Horizontal lateralTarget formation · schematic, not to scale

01

Down

The wellbore passes through shallower rock toward the target formation.

02

Around

Directional drilling turns the bit to run within the formation.

03

Across

The lateral is fractured along its length to produce oil and gas.

Your participation depends on your interest in the applicable unit and the well’s allocation—not simply where the rig sits. Additional wells may create additional royalty streams, but their production and your decimal interest can differ.

04 / THE ROYALTY MATH

From acres
to a royalty check.

Your decimal interest is the share used to calculate your royalty from a well’s revenue.

(NMA ÷ unit acres) × royalty rate

10 ÷ 640 × 18.75% = 0.0029296875

This simplified example assumes the stated ownership, unit acreage and royalty rate apply to this well. Actual calculations may include allocation factors.

05 / FROM LEASE TO CHECK

How acreage becomes revenue.

OCC filings and operator records help us follow the path from planned development to payments. Timing and the exact sequence vary.

01

Lease

Lease to an operator for a bonus and royalty.

02

Spacing & pooling

The operator files with the OCC to establish the unit and pool unleased interests.

03

Permit

A drilling permit is issued. Location exceptions and density filings may signal development plans.

04

Drill & complete

The well is drilled, fractured and turned to sales.

05

Title & division order

The operator verifies ownership and issues division orders.

06

First check

Payments begin and may include held-back revenue from early production.

07

Monthly royalties

Payments generally continue through production, subject to pay status and payment thresholds.

08

More wells

Further participating wells can add revenue. Their output and allocation may differ.

06 / INVESTING WITH OGI MINERALS

A path from your
first acre forward.

OGI Minerals acquires Oklahoma mineral rights, screens opportunities against OCC filings and operator activity, and offers packages to its investor group.

Each deal package outlines the Section, Township, Range, royalty rate, operator activity and economics. Smaller positions can help you build a portfolio across multiple units.

08 / BEFORE YOU BUY

Give your minerals a dedicated home.

OGI Minerals recommends a dedicated mineral-holding LLC, ideally in place before your first closing so the deed can be recorded directly in the entity’s name.

Simpler ownership and succession

An LLC may simplify estate planning by allowing membership interests to pass instead of individual mineral deeds. Personally held minerals are real property and can involve probate in the states where they are located.

One consistent legal name

Deeds, division orders, lease offers, 1099s and reports can use the same entity name, helping reduce mismatches and payment delays.

Separation and potential privacy

Keep mineral assets and income distinct from other finances. Entity ownership may reduce the appearance of your personal name in county deed records; privacy is not absolute.

Room to grow or share

Family members or partners may be added, or interests gifted, through LLC ownership changes rather than re-deeding each tract, subject to the governing documents and professional advice.

Your setup checklist

  1. Form the LLC and adopt an operating agreement.
  2. Obtain an EIN from the IRS.
  3. Open a bank account in the LLC’s name.
  4. Send the exact legal name, address and W-9.
  5. Have the PSA and mineral deed vested in the LLC.

Already own minerals personally?

Existing acreage can potentially be deeded into your LLC. Once recorded, MineralSmart can update operators and division orders.

Your attorney and CPA should advise on formation state, tax classification, transfers and any Oklahoma registration. This information is educational, not legal or tax advice.

09 / THE LANGUAGE

A little clarity goes a long way.

NMA · Net Mineral Acres

The amount of mineral interest you own. Ten NMA can mean 100% of 10 acres or 50% of 20 acres.

NRA · Net Royalty Acres

A comparison measure normalized to a 1/8 royalty. Ten NMA at 3/16 equals 15 NRA.

Royalty rate

The lease’s share of production revenue payable to the mineral owner—for example, 18.75%, 20% or 25%.

Unit / spacing

The acreage assigned to a well by the OCC, commonly 640 acres or 1,280+ for multi-section horizontal wells. Ownership and applicable allocation govern participation.

Pooling

An OCC order bringing unleased interests into a unit so drilling can proceed, with elections for bonus and royalty.

Decimal interest

Your precise share of a well’s revenue, based on the applicable ownership, royalty and allocation.

Division order

The operator’s statement of your decimal interest, used to confirm ownership and establish payment records.

Pay status

Whether an operator is paying you on a well. Unpaid amounts may be held in suspense while issues are resolved.

A FEW COMMON QUESTIONS

Before we talk.

Do I pay to drill the well?

For the royalty interests described here, the operator bears drilling and operating costs. Taxes and applicable post-production deductions can still reduce your royalty payment.

Does owning minerals guarantee a check?

No. Royalties depend on participating production and pay status. Development timing, commodity prices and production levels vary.

Who helps me buy, and who manages?

OGI Minerals handles acquisition opportunities and closing. MineralSmart handles ongoing management after onboarding.

Can we discuss minerals I already own?

Yes—contact MineralSmart to discuss your current assets and management needs. Acquisition questions go to Rory at OGI Minerals.
